Terms of Service
Last updated 15 October 2026
These terms are a contract between you and Tenfold Ltd, trading as Simple Genius (“we”, “us”), a company registered in England & Wales (company number 5231604), which operates Veto, of c/o 23 Rectory Road, West Bridgford, Nottingham, NG2 6BG. By creating an account or running a report you agree to them.
1. What Veto is, and what it is not
Veto produces an advisory due-diligence report about a property or area, assembled from public records. It is a research tool to help you ask better questions, not a professional opinion.
A Veto report is not, and must not be relied on as:
- a survey, structural inspection or valuation;
- legal, conveyancing, financial, mortgage, investment, planning or tax advice;
- a warranty, guarantee or insurance of any kind; or
- a substitute for instructing a solicitor, a RICS surveyor, a mortgage lender or the relevant local authority.
The underlying records are published by third parties and may be incomplete, out of date or wrong. We present each finding faithfully, as at the date shown on it, and we do not warrant its accuracy. You must independently verify anything that matters to your decision, and you must not treat a Veto report as the sole basis for buying, not buying, or paying a particular price for a property.
2. Your account
- You need an account (an email address and a password) to save and re-open reports.
- Keep your password confidential. You are responsible for activity under your account.
- Accounts are for a single individual. You must be 18 or over and give an email address you control.
- Tell us promptly if you believe your account has been accessed without your permission.
3. Reports, allowances and price
- Your first address is free as a trial report. A trial report is a limited version of a report: it shows the score, the headline and a short written summary, with the verdict and first line of every finding. The rest of each finding (the full detail, what it means for you, and what to check next) is shown in a full report. A trial report can be unlocked into a full report for one allowance, without running the address again.
- After that, £10 (including VAT at 20%) unlocks one further unique address, or £25 (including VAT at 20%) unlocks three, or £35 (including VAT at 20%) unlocks five. Your allowance is a number of addresses, not a subscription and not time-limited.
- An “address” is a distinct property. Re-opening a report you have already generated is free and does not use your allowance (see the next two points for running an address again).
- Running an address again. A report is a snapshot of public data on the date it was checked. For 90 days from the date the report was paid for (or, for your first report, generated), you may run the same address again at no charge, for example to correct an answer or try a different set of answers. This is limited to a fixed number of free re-runs in all: one on a trial report, two on a report bought on its own, and three once you have bought a pack of three or five. A free re-run does not extend the 90 days. Once they are used, or the 90 days have passed, running the same address again uses one report from your allowance, and starts a new 90 days. Where a re-run would use a report and you have none left, we will tell you before anything is run or charged.
- Reopening is always free. Reopening a saved report, in your account or through a link you have shared, never uses an allowance and never expires. A saved report older than 90 days is shown with a note that its findings may have changed. It is not updated unless you run the address again.
- Prices may change, but a change never affects an allowance you have already bought.
4. Payment
Payments are taken by our payment processor, Stripe. We never see or store your full card details. Prices are shown in pounds sterling and are inclusive of UK VAT at the prevailing rate; our VAT registration number is GB 847 2211 37. A VAT receipt is available for every purchase.
5. Cancellation and refunds
A report is digital content that is generated and delivered to you immediately. At checkout you tick a box to tell us:
“I want my report generated now, and I understand that I lose my right to cancel once it has been delivered.”
Because you have asked for immediate delivery and given that consent, your 14-day right to cancel under the Consumer Contracts Regulations 2013 does not apply once a report has been generated, and that purchase is non-refundable. If you buy an allowance but have not yet generated any of the reports it unlocks, you may cancel that unused allowance within 14 days for a full refund. If a report you have paid for genuinely fails to generate through a fault on our side, we will re-run it or refund that unlock. Nothing here affects your statutory rights where content is faulty or not as described.
Each report draws on a large number of independent public data sources. From time to time one of those external sources may be temporarily unavailable, slow, or withdrawn by its provider. That is outside our control and is not a fault on our side, so it is not grounds for a refund. Where a source cannot be reached, we still generate and deliver your report from the sources that are available and clearly mark it as limited, noting which check could not be completed, so you always know what the report does and does not cover.
6. Acceptable use
You agree not to:
- scrape, crawl, bulk-copy or use automated means to access Veto;
- resell, redistribute or publish reports as your own product or data feed;
- use Veto other than for your own genuine, personal property research; or
- attempt to disrupt, probe or circumvent the security of the service.
7. Intellectual property
The way a report is written, scored and presented is ours. The underlying public data belongs to its publishers and is used under their own licences, which we credit on our data sources & attributions page. You may keep and print your own reports for personal use.
8. Availability
Veto is provided “as is” and “as available”. We may change, suspend or withdraw features, sources or the whole service, and public data sources we depend on may be unavailable or withdrawn without notice.
9. Our liability to you
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything that cannot be limited under law. Subject to that:
- we are not liable for any decision you make in reliance on a report, including any property you buy, do not buy, or the price you pay;
- we are not liable for inaccuracy in the underlying public records; and
- our total liability to you for any claim connected with the service is limited to the amount you paid us in the 12 months before the claim.
We are not liable for indirect or consequential loss, or for loss of profit, opportunity or anticipated savings.
10. Ending your use
You may close your account at any time from your account page; doing so deletes your saved reports (see the Privacy Policy). We may suspend or close an account that breaches these terms. Any allowance you have paid for and not used will be refunded if we close your account other than for a breach by you.
11. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction, though if you live elsewhere in the UK you may bring proceedings in your own jurisdiction.
12. Changes to these terms
We may update these terms. The “last updated” date at the top shows the current version; material changes will be notified in the app or by email before they take effect.
